Developers launched a new condominium Muse building in Sunny Isles Beach, but this one is different from the rest. The difference is that eminent sculptor Helidon Xhixha will leave his mark on every unit in the building.

 

The average price for the units will be $1,300 a square foot with lower floors averaging less than $1,000 a square foot and upper floors reaching $2,000 a square foot. The developer will require 50 percent deposits from buyers, with 20 percent due at contract signing, 10 percent at groundbreaking, and 20 percent when the building is topped off.

 

Xhixha is the Albanian artist who created a light-reflecting steel sculpture that could be viewed at Art Miami and Art Basel’s Swiss Fair. His contribution to the Muse condominium will be a sculpture designed especially for the residents of every condominium unit.

 

Kevin Maloney is the CEO of Property Markets Group and is co-developer of this project with S2 Development of Aventura. He stated in an interview that the sculptor would contribute works that will be placed on the grounds, in the lobby and in every condominium unit. The Property Markets Group is based in New York.

 

The Muse Condo Sunny Isles Beach will match the Mansions at Acqualina and the Porsche Design Tower in height at 649 feet tall. It’s not possible for buildings to be taller than 649 feet because this would be against the Federal Aviation Administration’s rules and regulations.

 

Most of the land has been developed in this area already, but the one acre that the Muse pre-construction Sunny Isles Beach will occupy will face the Atlantic Ocean and 100 feet of oceanfront property. The building will have 47 stories and 68 units, and the address will be 17141 Collins Avenue.

 

The Muse condominium is going to have two notable neighbors within the vicinity. The Jade Ocean is to the south, and the Ocean 4 is located on the northern end. The famous architect Carlos Ott was responsible for bringing both of these structures to fruition along with Sieger Suarez Architectural Partnership.

 

The Muse condos for sale Sunny Isles Beach are going to be extremely spacious. The smallest unit is going to be 2,360 square feet. The largest homes are two penthouse units, and they will each have 5,800 square feet. This will require that one penthouse inhabits the entire floor.

 

Maloney of the Property Markets Group admitted that the cantilevers and the twist of the dwelling will make it hard to build.

 

The CEO J. Claudio Stivelman and president Marc D. Schmulian of S2 Development of Aventura approached Maloney in order to enlist his help in developing this project. S2 Development owned the parcel of land where the tall thin building will be built.

 

Like the Muse pre-construction Sunny Isles Beach, Maloney is tall and thin, and he is also a triathlete who has affection for projects of this ilk. Last April, Property Markets Group made an announcement that it would take part in developing the Echo Brickell. This building that will be located at 1451 Brickell Avenue is going to be an opulent condominium dwelling that will contain 60 stories. New York’s news organizations also took notice of Maloney as he announced his intentions to build another tall thin structure at 107 W. 57th Street.

 

Those interested in the Muse condos for sale Sunny Isles Beach will only have a short wait before they can reserve their preferred units. Developers will break ground next June.                           

 

Units at the Muse Condo Sunny Isles Beach average around $1,300 per square foot. Future residents can reserve a unit with half of the purchase price. When they sign the contracts, they will pay 20 percent of the purchase price. At ground breaking, they will pay 10 percent of what is owed. The last 20 percent will be paid when the building is about to be topped off.   

 

According to Maloney, high buildings need a thick core, and this building will have one in between the two units that a majority of the floors will have on the east and the west.
